Tokenization services

We also tokenize the agreements between a management company and its investors

Alongside indexing the market, Estate Index works directly with property management companies and platforms to turn the management and investor agreements behind a property into on-chain instruments — so distributions, cap tables and investor rights run on the token instead of on a spreadsheet.

What we tokenize

The service is aimed at the paperwork sitting between a management company and the people who fund its properties — not at the property listing itself.

Management & profit-share agreements

The contract that defines an investor's share of rental income or sale proceeds, represented as a token that carries those same economic rights instead of a PDF in a shared drive.

Capital & subscription agreements

The agreement an investor signs when committing capital to a property, issued as a transferable token under the same eligibility and transfer restrictions as the original paper.

Distribution & reporting rails

The ongoing mechanics — payout schedules, NAV updates, investor registers — wired to the token so they run on-chain instead of by spreadsheet and wire transfer.

How the process works

Four steps, run with your own legal counsel rather than around them.

1

Structuring

We review the existing management and investor agreements with your legal counsel to decide what the token should represent — equity, debt or a revenue share — and under which jurisdiction's framework it can be issued.

2

Smart contract & token design

We encode the economic terms of the agreement — distribution schedule, transfer restrictions, investor eligibility — into the on-chain contract that wraps or replaces the paper version.

3

Issuance

Tokens are issued to the management company's existing and new investors on the chosen network, alongside whatever KYC, AML and accreditation checks the underlying agreement requires.

4

Ongoing servicing

Distributions, reporting and registry updates run through the blockchain going forward, so the management company always knows who holds what and can show it.

Why management companies do this

The paper agreement doesn’t change what it grants — it changes how that gets tracked, paid out and, where the agreement allows it, transferred.

  • Faster, auditable distributions — payouts settle on-chain instead of by wire and spreadsheet reconciliation.
  • A single, current investor registry — no more reconciling who holds what share across emails and cap tables.
  • Optional secondary liquidity — holders can transfer their position under the same restrictions as the original agreement, rather than being locked in until the manager processes a transfer by hand.
  • One record, not two — the token and the underlying legal agreement are built to stay in sync instead of drifting apart over time.

Where this stops

Being clear about our limits here is part of being useful, same as everywhere else on the site.

  • We are not a law firm, broker-dealer or exchange. Tokenizing an agreement does not remove the need for your own legal and tax counsel.
  • What a token can represent, and who can hold it, depends entirely on the securities and property law of your jurisdiction — we work within that, we don't set it aside.
  • A token is only as good as the agreement behind it. We don't represent that tokenizing a contract changes the underlying rights it grants.
  • This is a service we provide directly to management companies and platforms. It is separate from the property listings we index, and it does not affect any listing's verification status.

This service sits alongside our indexing work described in About and is governed by the same Disclaimer and Terms of Use.
